New rules regarding short-term rental of tourist properties
Starting April 3, 2025, new rules regarding short-term rental of tourist properties will come into effect in Spain. According to these changes, obtaining a tourist rental license will require explicit approval from the community of property owners (Comunidad de Propietarios). This approval must be obtained by a majority vote of 3/5 at the owners’ meeting.
If you already hold a valid tourist rental license obtained before April 3, 2025, these new requirements will not apply to you. However, if you do not have a license, it is recommended to submit an application and obtain the approval of the property owners’ community before this date to avoid complications with the new rules.
Additionally, starting July 1, 2025, all short-term rental properties will need to register in the national registry and obtain a unique registration number to list advertisements on digital platforms.
Therefore, if you plan to rent out your property for short-term rentals, it is recommended to act before April 3, 2025, to ensure compliance with the new requirements and avoid potential restrictions in the future.
